Civil Work

The civil work that makes the envelope fixable

Associated civil works carried out alongside the glazing and fabrication packages, so the structure is ready for what gets fixed to it.

Most facade delays are not facade problems. They are openings formed to the wrong dimension, slab edges that will not take a fixing, and sub-frames that were never built. The glazing contractor arrives, finds the structure is not ready, and the programme slips while responsibility is argued over.

H.V. Enterprises carries out the associated civil work alongside its own glazing, cladding and fabrication packages. Where an opening needs forming or making good, or a slab edge needs preparing to take a balustrade fixing, that work sits inside the same package as the system going onto it — which removes the interface where those delays usually live.

Where it is used

  • Forming, adjusting and making good structural openings
  • Slab edge and parapet preparation for fixings
  • Sub-frame and support works ahead of glazing
  • Making good after installation and retrofit

What decides the result

One package, one responsibility
When the same contractor prepares the structure and installs the system onto it, a dimensional problem is found and corrected internally rather than becoming a claim between two trades.
Survey first
Preparation is driven by a survey of what was actually built. Working to the drawing alone is what produces an opening that is correct on paper and wrong on site.
Sequencing
Civil work has to cure, set and be signed off before anything is fixed to it. Planning that into the programme is what keeps it off the critical path.
